Colin Court — New-Build 9-Flat Residential Development, Streatham | RPR Planning

Colin Court is a new-build residential development delivering nine self-contained flats on a former rear garage site in Streatham, south London. The site presented a classic urban infill challenge — a tight, landlocked plot with limited street frontage — and RPR's design response maximised the development potential of the land whilst producing a building of genuine architectural quality.

The building is arranged over three storeys and features a distinctive palette of light buff brick at lower levels, transitioning to dark standing-seam metal cladding above. Large format glazing and sliding doors connect the ground-floor apartments directly to private outdoor terraces and the landscaped communal garden, whilst upper-floor flats benefit from generous windows and private balconies overlooking the mature tree canopy to the rear.

The development includes solar panels to the flat roof, EV charging points to the car park, and a high standard of internal specification throughout — with open-plan kitchen, dining and living spaces, contemporary bathrooms, and high-quality fitted finishes across all nine units.

RPR managed the project from initial feasibility through to planning consent and the preparation of full construction drawings, working closely with the client and contractor to ensure the design intent was realised on site. The completed development is a strong example of how thoughtful architecture and careful planning can unlock the potential of difficult urban sites.
